418 Community Development Plan

The impetus for the Town of Medfield to undertake the preparation of a Community Development Plan was the closure of the Medfield State Hospital. With little notice, Medfield and the adjoining towns of Sherborn and Dover undertook the preparation of a Vision Plan for the re-use of the hospital property, with the support of Larry Koff & Associates and the Bluestone Planning Group. The property included approximately 225 acres with a developed "core campus parcel" of 64 buildings containing 786,000 GSF (80 acres). The consultant team presented background information on the property, re-use opportunities and constraints, goals, an evaluation of alternative redevelopment concepts which addressed these goals, as well as an assessment of re-use trade-off and feasibility issues (i.e., how much development will be required in order to cover the costs of closure and development while minimizing impacts upon the town's resources and tax base). This Vision Plan was followed by the preparation of a housing, economic development, and action plan for the Town of Medfield. The Action Plan provided a context for assessing the importance of the re-use of the Hospital property for meeting a range of housing, economic development, and resource protection needs of the Town and region.
